Rental Policies and Services

  • No smoking

  • Tenant service fee $50

  • Section 8 not accepted.

  • Renter insurance required.

  • No evictions within the last 5 years.

  • One time tenant administration fee $175

  • Optional third-party credit building program

  • Optional Complementary credit analysis with a mortgage lender

  • Tenant income qualifications - Net income must be 2.5 times the monthly rent.

  • Rent deposit is equal to 1-month full rent. (Subject to property owner approval)

  • Background and credit check required for all applicants 18 years of age and older.

  • All properties require a pet deposit and pet rent. The fee is at the property owner’s discretion. See property listing for fee if applicable.

New Communication Policy

  • Maintenance Requests: All maintenance requests must be submitted through the TurboTenant portal. This system allows us to track and address your maintenance needs promptly and effectively.

  • Emergency Situations: For emergencies, please call or text us at 208-285-3134 immediately. This line is monitored 24/7 to ensure that urgent issues are addressed as quickly as possible.

  • General Inquiries: For any other inquiries or non-emergency issues, you can either call or text 208-285-3134, email us at 247pnwrentals@gmail.com, or use the messaging feature in your TurboTenant portal. We encourage you to text for faster response times and better tracking of your communication with us.

Utility Water Bill Payments

  • Beginning August 1, 2024, all water bills must be settled by the 15th of each month. A $50 administrative fee will be applied to accounts for payments made after this date. PNW will pay your water bill; however, you will need to reimburse PNW rental properties promptly, along with the $50 fee.
